The property is suitable for ranchette subdivision development as it has accessible frontage along the entire length of Schultz Road and Knolle Road. Although it is in the 100-year flood plain, the 54.4 ft ASL flood elevation line runs through the property, while topographical map contour lines and elevation points near the property all indicate elevations of 55 to 56 ft ASL, which is higher than the flood elevation. A flood elevation certificate is recommended for determination/confirmation of the flood zone impact on the property. The property goes to the center of Schultz Road resulting in about 0.45 ac+/- in the road easement. The property is in the Needville ISD.
